Plot area: 286 000 m2, purpose tourism zone T2 (health tourism) place Blace, municipality Slivno
 
Competition: Dubrovnik-Neretva County has no facilities intended for health tourism, so there is no competition. Similar activity is performed by Hotel Biokovka in Makarska. Their capacities are fully booked throughout the year.
 
If we take Biokovka as a parameter, we can write: The price per person from 40€ in winter to 60€ in summer + therapeutic treatments. Taking the aforementioned into account, it is difficult to determine the total cost per customer because the cost of therapeutic treatment is not known in advance. In addition, the concepts of properties and services differ significantly.

Tourist zone “Uplov” is a zone with 600 beds, 30% belongs to hotel facilities, 70% belongs to the urban villa of 240 m2. Therefore, service delivery and pricing should be determined by the structure of clients and the type of medical services.

The plot (building land) is located in Dubrovnik-Neretva County, municipality Slivno
 
County information: Area: 1.172 km2, population: 123.000, number of cities: 5, number of municipalities:17, capital of the county: Dubrovnik
 
Road connections: The county road leads to the plot, the A1 motorway is 25 km away. Croatia is planning to extend the motorway to Dubrovnik.
 
Distances to airports: Dubrovnik - Čilipi Airport is 80 km away, 1h 30 min, Split Airport is 130 km away, Mostar Airport (located in Bosnia and Herzegovina) is 45 km away.
 
Hospitals: The nearest hospital is in Metković which is only 17 km away. It provides all kinds of medical treatments and organizes patient transport to hospitals in Split or Dubrovnik.
 
Blace - It is an older rural fishing village and a small port in the far northwestern part of the coast and, in the near future, a tourist resort. It is located near the mouth of the Neretva River and Small Neretva River, with protected natural areas. It needs to be regulated in order to save the population and develop tourism.
 
The area should become a tourist zone, especially for the specific type of tourism known as health tourism. It is available here due to the natural resources of medicinal mud, which serves as an additional incentive.
 
Health tourism is known to be the fastest growing branch of tourism in the world. This contributes not only to demographic changes, but also to general changes in social values within which healthy lifestyle is given more importance.
 
Croatia is one of the most developed regions of health tourism in Europe. Today, Croatia earns over 300 million euros from health tourism, and has the potential for more than a billion euros in annual income.
 
The reasons are the costs of health care and medical services, which are much lower than in developed countries, and the services and quality are equal.
 
The health tourism industry is worth around 60 billion USD per year. The value continues to grow each year. It is estimated that the potential growth of this sector is approximately 20 % per year, primarily due to the aging population in developed countries.
 
Mud: Ecologists have found that it is possible to develop health tourism because the mud and silt, which have been applied at the Neretva River for years, can be used to treat various diseases.
 
Climate conditions: Mediterranean climate, average winter temperature is 10°C, average summer temperature is 25°C
 
Health factors: The quality of air and sunlight, sea water and algae, vegetation, sand and fresh water

Project status / description
Sewage system is under construction so that water connection can be provided, as water goes along the plot. Even though a substation is to be built, electrical connection is provided to ensure the necessary capacity (it is possible to obtain the consent of the power department).
